Home Decor: Buy Used.

I love art. Good art. Bad art. And everything in between art. I generally just look and don't touch. Occasionally, however, I give myself permission to splurge and pick up a piece that really catches my eye. I have been known to buy something from a local artist, and take great pleasure in supporting our local arts community.

I was at an auction last week at Dan Ripley's Antique Helper and got into a discussion with a friend about my philosophy on auctions. I'm not a dealer, and I can barely call myself a collector of much. So my approach is very simple: I buy things I like to look at and will enjoy living with. If the price seems fair, then by all means go for it.

I'm not overly concerned with a piece's pedigree or provenance. I can't keep up with what's fashionable. But I know what pleases my eye. Those are the things I watch out for.

That day, I picked up two large Tibetan paintings, a small persian rug and some Mid-Century ceramics. He took home several sets of Mid-Century Modern dishes and a nice Broyhill bedroom suite. Neither of us overpaid, because we weren't buying to sell. We were buying to keep and enjoy. Sure, I may turn around some day and sell some or all of what I bought. Should that happen, I'd be happy to at least get my money back.

In the mean time, however, I'll enjoy walking into my family room and seeing an historic piece of pottery and a beautiful, one-of-a-kind painting. And I'll place that small rug in front of my guitar amp so my feet stay warm while I'm noodling on my pawn-shop-purchased guitar. All for less than the price of a decent meal for two.

If you're looking for some enjoyable things to have in your home, visit a local artist on a First Friday gallery walk. Make a resale shop like IndySwank or an auction house your first stop next time. Swing through a thrift store or Goodwill. You never know what you might find.

Why I Shoot Photography: Indiana Real Estate

Many of my friends and associates know I have a little obsession with photography. I shoot it. I admire it. I emulate the good stuff as much as I can. You can each come to your own conclusion about my relative success at capturing moments in time, but I’m sure having fun with it.

Some have asked, though, how my time spent taking photos of people, places and things enhances my chosen career, that of a Real Estate professional.

There is that old saying: a picture is worth a thousand words. In the current real estate economy, how a property is portrayed in both online and offline media is vitally important in helping Buyers, Tenants and Investors make their decisions about which property to pursue.

All of the statistics we can gather support a few simple ideas. Bad photos don’t compel people to inquire about property. No photos on a listing gets the property ignored completely. Good photos help. Great photos - and lots of them - keep prospects engaged and drive requests for more information.

Whether it’s a condo or a trailer, a warehouse or an office space, a custom home or a tract home, each property needs to be presented to prospects in a way which compels them to want to know more about it. 

My hope and belief are that my random photographic excursions to things like Social Media Breakfasts, Irvington Green Hours and Bacon Tweetups accomplish three things: a) I get to practice using one of my marketing tools; b) I get to talk to prospects for properties I list; and c) I get to interact with people of all sorts and hear what they are thinking about real estate in general.

I’ve shot a lot of stuff over the last few years. It’s mostly garbage, but some of it is really beautiful. Happy accidents. And hopefully I’ve continued to refine my craft, adding an extra bit of visual interest to my clients’ property listings.

A Home For The Ages.

Most of you know I'm a huge fan of mid-century modern and contemporary architecture. I am enthralled by designs of the early 20th Century, captivated by the work of local designer and builder Avriel Shull, in awe of the breathtaking spaces of I. M. Pei, and left in tears when in the presence of work by van der Rohe.

Yes, we are blessed to have several shining examples of historic and wonderful architecture here in Central Indiana, partiularly if one is willing to drive an hour south of Indianapolis to Columbus, Indiana. (Architectural tours are available in Columbus. HERE is information.) But most of what we know and love is older, more seasoned work.

So it's very exciting when I come across something new. Something fresh. Something local and modern.

This week's Indianapolis Star features an amazing home right here in Central Indiana. I'm inspired. I believe it's an example of early 21st Century architecture and design that will stand the test of time. We may look back in 50 years and remember when. Let's just work to keep it in good hands so that it doesn't become the subject of a story of "How I found The Rehab Project of the Century."

What's My House Worth?

Of all the questions I field on a weekly basis, perhaps the most frequent one - and the most difficult to answer concretely - is the question about market value. What's my house worth?

The off-the-cuff, easy answer is that a property is only worth what a ready, willing and able Buyer will pay in cash on any given day.

But the more complicated answer is... it depends. (Isn't that what every first-year law student learns is the answer to nearly every question?!?)

What I know for certain and can tell you is this: There's nothing I or anyone can do to sell an overpriced house. Nada. Zip. Zilch.

There are simply too many competing forces at work to keep a property's value in check with reality. Between buyers being highly educated about the market and appraisers who'll not permit a Buyer to overpay even if they're willing to, I cannot sell a property unless it's priced properly.

How do we find that price? We start with looking at recently sold properties which most closely match your home in terms of age, size, amenities, quality, location and so on. From there, we decide on a price that meets your needs and is supported by market data.

Then we wait. Showing feedback is the real source of information related to pricing. A simple formula I learned early on based on the years and years of experience of my mentors is this: 10 showings or 45 days, whichever comes first, should generate at least one offer. If we don't hit 10 showings in 45 days, then it's time to move the price down by 5% at a minimum. If we have 10 showings in the first week on the market and don't get an offer, the same rule applies.

The only caveat to that formula is this: if there are specific condition issues that haven't been addressed that are coming up in the feedback on a consistent basis then address those issues immediately. If you're not in a position to make those fixes, then get firm quotes from reputable contractors for those items and make them available to potential Buyers for review. Now when a Buyer raises the concern about worn carpeting, you're able to provide an estimate for installation of carpet of their choice.Problem solved.

If your house is on the market and you're wondering why it's not selling, plug yourself into the formula. Lots of showings and no offers? Reduce your price. No showings after 45 days? Reduce your price. No matter the price point. No matter the style. No matter the age.
